Search for SPC flooring prices in Bangkok and you will find numbers that seem to describe different products. A few hundred baht a square metre on a marketplace listing. A thousand and more from an installer. A "per box" price that is hard to compare with anything. The planks are often similar. What changes is how much of the job the number includes.
This guide breaks an installed SPC floor down into its parts, gives real 2026 prices for whole condos, and lists the questions that make two quotes comparable.
The short answer: from ฿990 per m², installed
A properly installed SPC floor in a Bangkok condo costs from about ฿990 per square metre in 2026. That price is for the finished floor, not the planks:
- 4–6 mm click-lock SPC planks with an attached or separate underlay
- the existing floor checked for flatness, high spots ground and loose tiles re-fixed
- new skirting, or the old skirting removed and refitted
- thresholds and transition strips at every doorway and floor change
- doors trimmed 6–8 mm at the bottom so they clear the new floor
- cutting around door frames, pipes and built-in units
- waste removed and the floor cleaned
At RenoRova every SPC flooring job also gets a photo report with the plank code and a two-year guarantee against lifting or gapping.
Whole-condo prices by size
Most people do not floor one room. They floor the whole unit, laid straight over the existing tiles. These are RenoRova's 2026 guide prices by home size, before a survey fixes them:
| Home size | Typical floor area | SPC floor, installed |
|---|---|---|
| Studio | about 30 m² | ฿32,900 |
| One-bedroom | about 45 m² | ฿47,900 |
| Two-bedroom | about 70 m² | ฿72,900 |
| Three-bedroom or townhouse | about 120 m² | ฿119,900 |
| House | about 180 m² | ฿174,900 |
| Villa | 250 m² and up | ฿234,900 |
Divide those by floor area and the cost falls from about ฿1,100 to about ฿940 per m² as the job gets bigger. Larger jobs spread the fixed costs (survey, set-up, travel, thresholds) over more square metres. The full table, including painting and regrouting by the same size bands, is on the pricing page.
Why the price you see online is lower
A material-only price per square metre or per box is real, but it is only the first line of the job. Here is what it leaves out.
Labour. Laying SPC well is not hard, but setting out a straight first row, staggering the joints, cutting neatly around door frames and leaving the right expansion gaps takes a trained crew a full day or two for a condo.
Underlay. Some planks come with a pad attached. Many cheaper ones do not, and need a separate foam or IXPE underlay. Without it the floor sounds hollow and clicky underfoot.
Skirting and trims. Every room edge needs skirting to cover the expansion gap, and every doorway needs a threshold or reducer. On a 45 m² condo that is dozens of metres of skirting and several trims.
Floor preparation. SPC needs the floor underneath to be flat to about 3 mm over 2 m. Old tiles that rock, raised tile edges and hollow tiles have to be fixed first. This is the step cheap installs skip, and it is the reason floors start to click and separate a few months later.
Doors. The new floor raises the level by 4–6 mm plus underlay. Doors that cleared the old tiles now scrape. Taking every door off and trimming it is part of a proper install.
Add those up and they can cost as much as the planks themselves. That is why an installed price is roughly double a material price, and why a quote that is far below the market usually means one of these steps is missing.
What changes the price
Plank specification
Two numbers matter more than the brand on the box.
- Wear layer. The clear top layer that protects the printed pattern. About 0.3 mm is fine for most homes. About 0.5 mm is worth paying for in rentals, homes with dogs, and shops with heavy foot traffic.
- Core thickness. A thicker rigid core (5–6 mm rather than 4 mm) bridges small dips better and feels more solid underfoot.
An attached underlay adds a little to the plank price but saves buying and laying a separate one.
The existing floor
Laying over sound, flat tiles is the cheapest case. Costs go up when many tiles are hollow or loose, when an old floor has to be lifted (laminate that has swollen, for example), or when a floor needs levelling compound in places.
Layout and pattern
Straight-laid planks in rectangular rooms are the standard price. Herringbone or chevron patterns need many more cuts, a precise centre line and more spare planks for waste. They look beautiful and are quoted separately after a survey.
Access and building rules
High-rise condos often restrict working hours and lift use. A crew that has to carry material up in small loads within a narrow window takes longer. A good contractor builds this into the quote rather than adding it later. Our guide to juristic office rules for condo renovation explains what most buildings ask for.
SPC versus the alternatives, on price
| Floor | Typical installed price | Time for a condo |
|---|---|---|
| SPC over existing tiles | from ฿990 per m² | 1–2 days |
| New tile, old tile removed | from ฿1,490 per m², surveyed | 3–5 days per large room |
| Laminate in dry rooms | from ฿1,490 per m², surveyed | about 1 day per room |
SPC usually wins on total cost because it skips demolition, screed and curing. It also stays in its price band when the room is a kitchen or a bathroom, where laminate is a poor choice. The full comparison of SPC, laminate, vinyl and tile is in SPC vs laminate vs vinyl flooring, and the checks for laying over old tiles are in SPC flooring over existing tiles.
If you are replacing laminate that has swollen at the joints, the old boards and their underlay have to come up first. That removal is quoted as a line item, and it is usually worth it: SPC does not swell when it gets wet.
The honest downsides of SPC
SPC is the right floor for most Bangkok condos, but it has limits you should know before you pay for it.
- It is harder than timber. Without a good underlay it can sound clicky and feel firm. A 1.5 mm or thicker attached pad makes a large difference.
- Direct sun can make it move. Large floor-to-ceiling windows facing west heat the floor strongly. SPC handles heat far better than vinyl, but it still needs proper expansion gaps and should not be pinned under heavy built-in units.
- Heavy point loads can dent it. Furniture on narrow legs should have felt or wide pads.
- It cannot be refinished. A deep scratch through the wear layer means replacing that plank. Keep a spare box from the same batch.
- Waterproof plank, not waterproof floor. Spills and wet mops are fine. Standing water for days, such as a burst pipe, can still get underneath any floating floor.
None of these is a reason to avoid SPC. They are reasons to buy a decent wear layer, insist on underlay, and keep a box of spares.
How to compare two SPC quotes
Ask every contractor the same questions and get the answers in writing.
- Is the price per square metre installed, or material only?
- What is the plank's wear layer and core thickness, and what is the product code?
- Is underlay included, and is it attached or separate?
- Are skirting, thresholds and door trimming included?
- Will you check the floor for flatness and fix loose tiles first?
- How many days will it take, and how does that fit my building's working hours?
- What does the guarantee cover, and for how long?
If one quote answers all seven and another answers three, you are not comparing like with like.
Getting a fixed price
Send photos of each room and your floor area on LINE or WhatsApp and you can have a guide price the same day. A free 20-minute survey then checks the floor's flatness, measures every room and door, and turns the guide price into a fixed written quote. If you are also repainting, the Full Refresh sequences paint, grout and floors in one visit for 10–12% less than booking them separately.
Frequently asked questions
How much does SPC flooring cost per square metre in Bangkok?
Installed, from about ฿990 per m² in 2026 for a standard 4–6 mm click-lock plank with underlay, skirting, thresholds and door trimming included. Material-only prices are lower because they leave out labour and every finishing part.
How much does it cost to put SPC flooring in a whole condo?
As a guide, about ฿32,900 for a 30 m² studio, ฿47,900 for a 45 m² one-bedroom and ฿72,900 for a 70 m² two-bedroom, laid over sound existing tiles. A free survey turns that into a fixed written price.
Is SPC cheaper than tiling?
Usually, because SPC is laid over the existing tiles with no demolition, screed or curing time. A new tile floor starts from about ฿1,490 per m² installed and takes several days per room; SPC takes one to two days for most condos.
What are the disadvantages of SPC flooring?
It sounds and feels harder than timber unless it has a good underlay, it can move near large sun-facing windows if laid without expansion gaps, heavy point loads can dent cheap planks, and it cannot be sanded or refinished. Standing water for days can still reach the floor underneath.
Does a herringbone SPC floor cost more?
Yes. Herringbone needs far more cutting, a tighter set-out and more spare planks for waste, so labour and material both go up. It is quoted after a survey rather than from the standard per-m² price.
