Thonglor & Ekkamai. We know these buildings.
Thonglor and Ekkamai mix Bangkok's densest café and restaurant scene with low-rise apartments, family homes and a lot of dogs. That means shop floors and walls that need a weekend refresh without closing, and homes where the paint below knee height has had a hard life.
Thonglor & Ekkamai's renovation profile
Cafés and shops that can't close
A cracked tile floor or a tired feature wall is the first thing a customer photographs. We lay SPC and repaint over a Sunday night so the door opens Monday — with a photo log for the landlord.
Pets and scuffed lower walls
This is Bangkok's most pet-dense district. Claw marks and scuffs live below a metre, so we spec washable paint and repair the skirting line properly rather than painting over it.
Older low-rise stock
Thonglor's older apartments have thicker plaster, more cracks and original bathrooms. Wall repair and regrouting are a bigger share of our work here than anywhere else.
Can you refresh a café floor without closing?+
Yes — SPC clicks over the old floor with no glue or curing time. A typical café floor goes down between close on Sunday and open on Monday, furniture back in place.
My dog is home during the day — is that a problem?+
No. Low-odour paint as standard, no glue with SPC, and we keep doors closed room by room. Shut the dog in a finished room for the noise, not the fumes.
