How our pricing works
A guide price by floor area, fixed in writing after a free survey. Pick the row closest to your home and you'll see what a typical Bangkok condo of that size pays for a repaint, a regrout, SPC floors or all three. A 20-minute survey (or good photos plus a floor plan) turns that into a fixed written quote — and the fixed quote is the price you pay.
The exceptions: single rooms, feature walls and repairs are quoted per wall or per room after a look at what the wall needs. Tile floors and commercial sites always get a free survey, because removal and levelling vary too much to guess.

Why guide prices instead of a fixed price list?+
Because a 70 m² condo with smooth walls and a 70 m² condo with cracked plaster and a leaking bathroom are different jobs. The guide price tells you the ballpark honestly; the survey makes it exact, in writing, before we start. Most quotes land within 10% of the guide.
Is paint included in the painting price?+
Yes — two full coats of TOA SuperShield, Nippon Odour-less or equivalent, plus primer where the wall needs it, filler, sandpaper, dust sheets and the clean-up. Premium ranges like Jotun Majestic or Dulux Ambiance add ฿40–80 per m² of wall and we'll show you the difference in the quote.
What does regrouting cost for just one bathroom?+
From ฿4,900 for a standard condo bathroom (floor and walls to 2 m, silicone resealed). Epoxy grout, which never blackens, is about 40% more. The home price row assumes every bathroom plus the kitchen splashback.
Can SPC really go over my existing tiles?+
In most Bangkok condos, yes — SPC is designed for overlay. We check the old floor is flat to 3 mm over 2 m and fix any loose tiles first. Doors may need 6–8 mm trimmed at the bottom, which is included.
How does the Full Refresh saving work?+
One crew lead sequences repair, paint, grout and floors in the right order across one visit, so there's no repeat set-up or travel. That saving is passed on as 10–12% off the three services booked together.
When do I pay?+
50% to start and 50% at the walk-through, once you've checked every room. Jobs under ฿10,000 are paid on completion. PromptPay, bank transfer or cash.
Are materials, dust sheets or rubbish removal charged extra?+
Never. Paint, grout, underlay, skirting, filler, protection sheets and taking the waste away are included in every price you see. The only add-ons are things you choose, like a premium paint range or epoxy grout.
My home is bigger than 250 m², or it's a shop — what now?+
Anything over 250 m², any commercial site and any tile floor gets a free survey with a fixed programme quote within 24 hours. Request one via the contact page.
