General
How long does a condo repaint take?+
A studio or one-bedroom is usually one day; a two-bedroom two days; a three-bedroom or townhouse three. Regrouting a bathroom is half a day, SPC for a whole condo one to two days. We tell you the exact days in the quote and stick to them.
Do I need to move out?+
No. We work room by room, wrap the furniture in the room we're in and put it back before we move on. Most clients stay home and sleep in a finished room while we do the next.
How fast can you start?+
Surveys within 24 hours, most jobs started within a week. Landlords with a tenant moving in and hosts between bookings get the earliest slots.
Will it be messy or smell?+
We use dust sheets on floors, plastic wrap on furniture and low-odour paint by default. SPC is click-lock with no glue, so there's no smell at all. Floors are cleaned every evening before we leave.
Do your crews speak English?+
Every job has an English-speaking lead, and support on LINE and WhatsApp works in English and Thai.
Which areas do you cover?+
All Bangkok BTS and MRT zones — Sukhumvit, Thonglor, Silom, Sathorn, Ari, Ratchada, On Nut and beyond. Outside the list? Ask — we probably cover it.
Pricing & quotes
How is the price set?+
By floor area for whole-home work, per bathroom for regrouting, per wall or room for repairs. The website shows guide prices by home size; a free survey fixes the number in writing before we start.
What's the difference between a guide price and the quote?+
The guide price is what a typical condo of that size pays. The quote is your home, measured, with the wall condition and materials you chose — and it's the price you pay, with no adjustments after.
When do I pay?+
50% to start and 50% at the walk-through once you've checked every room. Jobs under ฿10,000 are paid on completion. PromptPay, bank transfer or cash.
Any extra charges for materials, protection or rubbish?+
Never. Paint, grout, underlay, skirting, filler, dust sheets and waste removal are in every listed price. Only upgrades you choose — premium paint ranges, epoxy grout — add to it, and they're itemised in the quote.
Painting, grout & floors
What's in the report I get?+
Before and after photos of every wall and floor we touched, the colour codes and materials used, and a note of anything we found — damp, loose tiles, a leak — so you can see the change, not just take our word.
Regrout or retile?+
If the tiles are sound and you're happy with the look, regrouting gives you a bathroom that reads as new for a fifth of the cost and a day instead of a week. If tiles are cracked, hollow or you want a new look, retile — and we'll say which honestly at the survey.
SPC, laminate or tile — which floor?+
For Bangkok humidity and condo life, SPC almost always: waterproof, click-lock over the old floor, no smell, done in a day. Laminate swells if it gets wet; tile is beautiful but means removal, screed and a week. We bring samples of all three.
What's the guarantee?+
Two years on workmanship: paint that peels or flakes, grout that lifts or cracks, a floor that moves or lifts. We come back and fix it free. Materials carry their manufacturer warranty on top.

Can you do the work between tenants?+
Yes — that's what HostReady is built for. A 48-hour reset between move-out and move-in, with a dated report you can show the next tenant or the platform.
Can you work around our opening hours?+
Yes — nights, weekends and closed-day sprints are standard on commercial jobs. Cafés and shops usually get an SPC floor or a repaint over a single weekend.
I run multiple units — is there a discount?+
Three or more units gets 10% off, and bundling with CleanRova cleaning saves another 10%. Larger portfolios are quoted individually — usually better.
