Regrouting vs Retiling a Bangkok Bathroom: Which One Do You Actually Need?

Most Bangkok bathrooms look worse than they are. Cement grout that was never sealed goes black in year two, the silicone around the shower tray peels and grows mould, the floor stays wet for hours — and the whole room looks like it needs ripping out. Usually it does not. Usually the tiles are fine and everything between them is not.

The one test that decides it

Ignore the grout and look at the tiles. Tap a few, especially on the shower floor and the lowest wall course. A solid, sharp sound means the tile is bonded. A dull, hollow sound means it has come away from the adhesive underneath and will crack or lift eventually. Then look for cracks through the glaze, chipped edges, and any tile that rocks underfoot.

• Tiles sound solid, no cracks, you can live with the look → regrout.
• Hollow tiles, cracks, lifting, or you want a different bathroom → retile.

That is the whole decision. Everything else is detail.

Regrouting: a day and a few thousand baht

Proper regrouting removes the old grout from every joint — with an oscillating tool and hand rakes, back to at least two-thirds of the joint depth — vacuums and washes the joints, re-fixes any loose tiles found on the way, checks the shower floor drains properly, then packs in new grout and cuts out and replaces every silicone seal.

It takes a day for a typical condo bathroom, the shower is back in use the next morning (12 hours for cement grout, 24 for epoxy), and it costs from ฿4,900 in 2026. Done properly, the bathroom looks retiled. The joints are crisp and even, the silicone is white, the floor dries.

What it does not do is fix a hollow tile, a cracked tile or a bad fall on the floor. A good crew tells you if they find those while the joints are open.

Cement or epoxy grout

Cement grout with a mould inhibitor is the standard — it looks right, it is easy to work, and with the silicone done properly it stays clean for years. Epoxy grout is a resin: it does not absorb water, so it never stains or blackens, and it is what hotels use. It costs about 40% more and needs a skilled hand because it sets fast and is unforgiving. In a shower used daily by a family, epoxy pays for itself. In a guest bathroom, cement is fine.

Why "grouting over" fails

The cheap version of this job smears new grout over the old without cutting anything out. It looks good for about three months. Then the paper-thin skin of new grout flakes off, because it had nothing to key into, and you are back where you started minus the money. Retiling: a week and ฿30,000 up

Retiling means stripping the tiles and adhesive back to the wall and screed, repairing or replacing the waterproofing membrane, re-screeding the floor with the correct fall to the drain, laying new tiles and grouting. For a condo bathroom it is roughly ฿30,000–60,000 in 2026 depending on tile choice, and about a week without that bathroom — plus noise, dust and, in a tower, juristic-office paperwork for the work hours.

It is the right answer when tiles are failing, when the waterproofing has failed (water stains on the ceiling below are the tell), or when you simply want a different bathroom. It is the wrong answer when the only problem is the grout.

The middle path: regrout now, retile later

If the tiles are borderline — sound but dated — regrouting buys years for a few thousand baht and makes the bathroom presentable today.
